What to Text a New Mortgage Lead (With Examples)
Your first text to a new mortgage lead has one job: start a conversation. It doesn't need to sell, quote, or explain. It just needs to sound like a real person who read their inquiry.
Keep the first text short
A good first text fits on a phone screen without scrolling. Aim for three parts:
- Who you are: your first name and company.
- Why you're texting: you saw their inquiry.
- One easy question they can answer in a few words.
Example: purchase lead
"Hi Jen, this is Alex at Harbor Lending. I saw your note about buying a home. Are you looking at a particular area yet?"
Example: refinance lead
"Hi Mark, Alex here from Harbor Lending. Thanks for reaching out about a refinance. What are you hoping to change about your current loan?"
What to leave out
Skip rates, payment estimates, and any wording that sounds like an approval. Those belong in a real conversation after you know their situation. Always review any message before you send it.
